Five activities — what is added to the common core
Activity What is added for it specifically
Offices and commercial premises Computer breakdown as a guarantee in its own right, and loss of profits on the permanent-costs basis: that is what an office is really insured for. Liability for the premises matters even as a tenant.
Bars and restaurants Refrigerated goods, liability extended to the terrace and to the public way up to 50 metres, outdoor furniture up to 25% of the contents sum insured, external glass and acrylic screens (two claims a year), home delivery within the operating liability, and delivery riders carrying takings up to €100. Products and completed-work liability: €300,000.
Hairdressers and beauty salons The policy expressly excludes claims for ineffectiveness or for promised results not achieved, for experimental, non-approved or withdrawn cosmetics, for devices using lasers, UVA rays or other light beams, and for tattoos and piercings. This is no small print: laser hair removal falls outside the cover.
Teaching centres, schools and academies Liability covers acts of the owners, the management, the teaching staff and other personnel, acts of pupils while at the centre, sports, excursions, visits and outings organised by the centre provided pupils are accompanied by its staff, and the unintentional supply of defective food or drink. Pupils count as third parties to one another where the one causing the damage is a minor. Material damage carries a 10% excess with a minimum of €150 per claim.
Estate agencies A beneficiary clause: the indemnity for the premises goes to their accredited owner, which matters when the office is mortgaged or held under a lease. Extension to third-party goods: property belonging to others held at the office is covered without a separate declaration, provided it is included in the contents sum insured and is normal for the insured activity. Robbery during the transport of funds, €3,000: agencies move deposits and bonds. Replacement of keys and locks, €600 — and an agency’s keys always belong to someone else.

The list of guarantees comes from the Zurich Comercios general conditions (February 2024) and the product brochure. Figures identical across every policy checked are given as product limits; the rest are calculated on your own sums insured and shown as “per the sum insured”. Exact limits and excesses are set in the particular conditions, which we go through before signing. The clauses specific to estate agencies come from a Comercios policy in force with the activity “Agencia inmobiliaria”: only the structure of the product is reproduced.

An estate agency is not insured the way an ordinary office is. The premises and the
equipment are the same, but other people’s property passes through an agency
constantly: keys to clients’ homes, cash deposits, transaction papers, files of
contracts. Here the loss usually arrives not through a fire, but because the office cannot
be opened for a week, because a set of keys goes missing, or because a client is injured on
the way in.

Zurich Comercios is a multi-risk policy for commercial premises: a single contract covers
the premises themselves, equipment and stock, liability towards third parties, and legal
defence. For estate agencies, two special clauses are added to the common core, and both
have a practical point.

The beneficiary clause. The indemnity for the premises goes to their accredited
owner. This matters in two situations: the office is mortgaged and the bank is named as
beneficiary; or the office is leased, and the indemnity for the structure belongs to the
owner rather than the tenant. Amounts for refurbishment you carried out remain yours. The
sum insured on the building includes the refurbishment capital.

Extension to third-party goods. Property belonging to others and held at the office
is covered without a separate declaration, provided it is included in the contents sum
insured and is normal for the insured activity. For an agency that is no abstraction: an
owner’s equipment, furniture from a property being marketed, items left in
safekeeping.

Three liabilities, not one. The policy separates liability for the premises (harm
caused by the building itself), operating liability (a client slips; an agent knocks a
window during a viewing) and employer’s liability — RC patronal. Each at
€300,000, with €150,000 per victim where the injured person is an employee. Plus
legal defence for the business, €6,000: a lawyer for disputes arising from the
activity.

Money and keys. Theft of cash from furniture, €600; robbery of cash,
€1,500; robbery during the transport of funds on the way to the bank, €3,000.
Replacement of keys and locks after keys are stolen, €600. An agency keeps other
people’s keys and moves other people’s deposits: neither of these two lines is
decorative for it.

The paperwork. Restoring files and records is a guarantee in its own right.
Contracts, accounts, paper client records: after a flood or a fire, rebuilding them costs
money and time, and it is covered.

What this policy does not cover, and you should know it in advance. Zurich Comercios
does not cover professional liability: an error in a valuation, an inaccuracy in transaction
paperwork, wrong advice. That is a separate product — professional indemnity insurance.
The multi-risk policy protects the premises, the property and liability for physical injury
and material damage; mistakes in the profession itself fall outside it. If you need both, we
put the two programmes together.

A price example. An agency of 54 m² on the ground floor of a residential building,
three employees, with no excess on water, glass, electrical damage or theft: €150 a year
paid annually. That is one specific calculation, not a tariff: the price depends on the
floor area, the sums insured on premises and contents, the protective measures and the
district.

An estate agency comes in to insure the office and leaves talking about keys and deposits. That is precisely the difference: an ordinary office holds nothing that belongs to others; you hold such property every day. Declare the contents honestly — the extension to third-party goods works only where those goods are reflected in the sum insured.

The second thing I always say: this policy does not cover your professional error. A claim over a wrong valuation or an overlooked charge on a property is not Comercios, it is professional indemnity. Selling the multi-risk and staying quiet about that would not be honest, so I say it at the outset and offer to price both programmes.

And about employer’s liability. Three people in the office already makes you an employer. If a member of staff is injured on the premises, the claim comes to you, not to their insurer. €300,000 with a €150,000 limit per victim is not a cushion here; it is the norm.
